My builder sub-contracted out to JML Design after they realized that my design vision was outside the expertise of their in-house designer. To be honest I avoided using an architect in the first place because of my impression that they are very expensive. My design criteria focused significant attention on site orientation to maximize available light, passive solar heating and cooling, aesthetics and compatibility with SIPS framing so it's no wonder that after reviewing literally hundreds of house plans I could not find the "perfect" plan (The exercise was great at nailing down what I wanted, though). Once Jean-Marc at JML Design was brought in he came to my property and we discussed everything I wanted. He was very excited to work on my project which was a welcomed relief as most construction professionals I encounter don't seem that excited and simply too busy. He also surprised me with his level of communication which up to this point I had never experienced. Suffice to say within a week he had a plan drafted up for me and it was love at first sight. Perfect. I don't know if it was just luck or if he's really that talented but I'm fortunate that he nailed it on the first try which saved me money since I was paying him by the hour. After going through so many plans and studying a bit of design and architecture myself so I could "speak the language" I wanted to be much more involved that the typical client. JM didn't seem to mind at all and welcomed my input and modifications to the house and site plans. I really appreciated this. I read online that architects typically charge tens of thousands of dollars for a design but I paid much, much less. It was more than I would have paid if I had purchased a stock plan off the internet but I'm not complaining because the plan is perfect for the site and the method of construction I intend to use. I found a house plan that I loved but it had a very complicated roof line that would have been a challenge to waterproof and very expensive. I also am able to minimize or eliminate rooms I don't need so the cost savings built into the plan is far greater than the design fee. In conclusion, I did not intend to use an architect but I ended up with one anyways and it was the best thing that could have happened. Jean-Marc LeRoy is extremely talented and a great value.
